About Avondale, AZ
Located just west of Phoenix, Avondale is one of the fastest-growing cities in the Valley of the Sun. Known for its beautiful mountain views, top-rated schools, and easy freeway access, Avondale blends suburban comfort with city convenience. Whether you’re a first-time buyer or an experienced homeowner, this area offers a wide range of housing options—from brand-new subdivisions to established neighborhoods.
Housing Insights
The Avondale housing market is full of opportunity, with many homes built within the last 20 years. New construction is booming, especially in communities like Alamar and Del Rio Ranch, making new build inspections essential. For older properties, a thorough home inspection helps identify deferred maintenance issues, while sewer scope and roof inspections can provide added peace of mind. Termite activity is also common in Arizona, so termite inspections are highly recommended as part of a complete evaluation.

- Doug was very thorough and took time to review the details of our home inspection report. He also did a great job to categorize items so that we knew which ones were critical to repair, which ones were “nice to do”, and which items we should monitor. I really appreciate Doug’s professionalism & I would definitely recommend his services!read moreread lessChrissy Sayre3/16/2026
- Let me start by saying I had a very difficult time deciding which home inspection company to choose. So many reviews simply said, “They did a great job,” but very few explained what that actually meant. I was looking for specifics — what does “great” actually look like during an inspection? So for the next person researching like I was, here are the details.
Doug arrived right on time and began by asking two key questions: whether he could access the roof and whether the appliances would be remaining with the home. That immediately showed me he wasn’t there to simply move down a checklist — he was there to conduct a complete and thorough inspection. He explained that he would start with the exterior, and he absolutely did. I watched him through the windows as he carefully examined the foundation, grading, walls, doors, windows, eaves, soffits, fascia, roofline — he covered every inch of the outside of our home before ever stepping back inside.
After completing the exterior, Doug headed straight into the attic. From there, he worked through the home room by room with a very systematic approach. I sat and observed as he tested outlets, turned systems on and off, opened, and closed doors and windows, ran appliances, checked plumbing, and evaluated HVAC performance. At one point the home went from very warm to very cool in a short period of time — clearly, he was fully testing the heating and cooling systems, not just glancing at them.
The entire process took about two and a half hours, and not once did it feel rushed. Doug was focused, methodical, and professional the entire time.
Before leaving, Doug sat down with my husband and me to review the final report, and we were genuinely impressed. It was thorough, well-organized, and included clear photos of every area he inspected. He carefully walked us through each finding so there were no surprises, explaining everything in straightforward, easy-to-understand language. He also pointed out a few minor items — what he called “honey-dos” — and offered practical suggestions on how to address them, making it clear they were helpful improvements rather than urgent concerns.
Most importantly, there were no “red zone” concerns — nothing hazardous, unsafe, or posing risk to us or anyone else. That level of clarity and reassurance gave us tremendous peace of mind.
We are truly grateful to know the home we’ve been living in is sound. If you’re like I was — wanting more than just “they did a great job” — I can confidently say AZ Shield Home Inspections provides a thorough, transparent, and highly informative experience from start to finish.
